Property: The Crest Lofts at 67 Wall Street, Apartment Rating Review Score: 4
Pros: high ceilings, great finishes in kitchens and baths, large windows, good appliances, nice amenities
Cons: living spaces are funky (converted office space to residential), not much light comes into the living spaces due to FiDi location

Property: Silver Towers at 610-612 West 42nd Street, Apartment Rating Review Score: 2
Pros: Most floor plans of apartments great, nice public space.
Cons: Disengaged management, extremely poor quality of finish materials in units - fake "milestone" than mars easily, fake engineered wood floors that scratch. And a looooong, cold walk from the subway when the weather is bad (3 avenues).

Property: Archstone Murray Hill at 245 East 40th Street, Apartment Rating Review Score: 4
Pros: Rooftop, pool, safety, maintenance help, online rent pay
Cons: Rent is high, leasing staff isn't very helpful, gym is hot, small, and a bit smelly

Property: 2 Gold Street, Apartment Rating Review Score: 1
Pros: Physically, a nice building. Great amenities.
Cons: Worst management and doormen ever - anyone can go in and out at anytime and any hour without being a resident or being announced. All night parties on the roof, people passed out on the roof in the morning, visit on the roof, in elevators, and in halls. Great place if your maturity level is such that you can't bear to leave the frat house behind, but for adults who work, it is a pain. I would not rent there again if 3 bedroom apartments for $500 a month. Worst experience ever.

Property: Stuyvesant Town at 252 First Avenue, Apartment Rating Review Score: 3
Pros: Overall you get a ton of bang for your buck here. i live in a 3 br that has a ton of space for what I pay.
Cons: The main thing I don't like is the 5 min walk to the subway. I'm on 20th and A and its super far away from everything. You definitely should try to get as close to 14th and 1st as you can. The sinks/drains constantly clog which is really annoying - they will fix it if you call but its just a pain.

What factors go into the "landlord" section of the Rentenna Apartment Score?

The Rentenna Apartment Score is based on a complicated algorithm of many different factors going into each of our 5 components of Value, User Ratings, Hood, Amenities, and Landlord.  Bear with us – some of this stuff gets really detailed and boring (unless you're a real estate nerd, like us!), which is why Rentenna does all the work of sifting through and analyzing this data for renters in producing our  Rentenna Score. However, two of our components are quite transparent and we want them to be for our users.

The "User Ratings" component is comprised of the renter's perspective of that particular building and their experience living there. To leave a review of your apartment building, look up your address here.

The "Landlord" component of our score is based mostly on official complaints submitted to the The New York City Department of Housing Preservation and Development. (HPD) There are 3 different classes of complaints: A, B and C.  From the HPD website:

"Classification is based on the effect of the violation upon the life, health and safety of the occupants of the building and upon the public. The law establishes three classes of violations which are: "A", non-hazardous; "B", hazardous; or "C", immediately hazardous."

Examples of "B" and "C " hazards can be vermin, bed bugs, trash removal issues, broken lights, broken smoke and carbon monoxide detectors or something as simple as a broken closet door for an example of an "A" hazard. From the website:

"The violation report will reflect information on three classes of housing code violations:

A Non-hazardous, such as minor leaks, chipping or peeling paint when no children under the age of six live in the home, or lack of signs designating floor numbers.An owner has 90 days to correct an 'A' violation and two weeks to certify repair to remove the violation).
B Hazardous, such as requiring public doors to be self-closing, adequate lighting in public areas, lack of posted Certificate of Occupancy, or removal of vermin.An owner has 30 days to correct a 'B' violation and two weeks to certify the correction to remove the violation.)
C Immediately hazardous, such as inadequate fire exits, rodents, lead-based paint, lack of heat, hot water, electricity, or gas.An owner has 24 hours to correct a C violation and five days to certify the correction to remove the violation.If the owner fails to comply with emergency C violations such as lack of heat or hot water, HPD initiates corrective action through its Emergency Repair Program. Once a landlord corrects a violation he or she may remove it from the record by certifying that the violation was corrected within the required time period specified on the Notice of Violation.Certification instructions can be found on the back of the Notice of Violation.After the specified time period has passed, landlords may ask for a reinspection by filing a Dismissal Request form with their Borough Code Enforcement Office for a $300 fee.To report a maintenance issue, tenants may contact the Central Complaint Bureau at (212) 824-4328, a phone hotline that tenants may call 24 hours a day, 7 days a week."

Property: Chelsea Court at 250 west 19th street, Rating: 1

Pros: Location. Gay Central. Hot neighbors.

Cons: You go on Grindr and your entire building is looking to hook up.. Rent prices are ok, I just wish the renovations would be a bit more attractive - especially the kitchen.

Property: Normandie Court at 225 east 95th Street, Rating: 4

Pros: Reasonable prices (for the city) and easy to put up a temporary wall(s) to split rent with roommates. Close walk to 6 train, easy access to west side on crosstown bus. Good restaurants and bars on 2nd and 3rd avenues. All your standard doorman building amenities.

Cons: If you work or play downtown and don't feel like waiting for the subway, cabs can be expensive (and your downtown friends might not want to venture up to 95th street!). Because big management company runs it, there really isn't any room for negotiation.

Property: 110 Greenwich Street, Rating: 4

Pros: The high ceilings make the apartment feel bigger and the windows let in a good amount of light. The building was also always clean, we never had any problem with bugs or rodents.

Cons: It took them a while to fix our dishwasher.

Property: Chelsea Landmark at 55 west 25th Street, Rating: 5

Pros: Opening up a grocery store downstairs in the old Gracious Homes space.. This building is within a few blocks of 3 major grocery stores. Huge for all of us who like to cook.

Cons: Lots of noise from 6th ave

Property: 20 Exchange Place, Rating: 5

Pros: Really friendly workers, great amenities, nice finishes, great art deco and its quiet at night. Not fratty like some of the other buildings ie: 200 Water, 2 Gold

Cons: Maybe a little too quiet at night is the only thing anyone would ever tell you and of course they are raising rents like crazy.
